What’s the difference between Tenant Screening and Background Check?
Tenant Screening ($39.95) includes a full credit report (VantageScore) plus comprehensive background: eviction history, landlord-tenant disputes, criminal records/sex offenders, civil judgments, liens, bankruptcies, employment and address history. The applicant signs an FCRA-compliant e-authorization before credit data is pulled.
Background Check ($29.95) includes everything above except the credit report. You can order this directly without the applicant’s e-signature — useful when you already have a verified FULL credit history and reliable income verification but want to verify the applicant’s background history or you wish to simply investigate someone.

How long does it take to get the report?
Most reports are delivered the same day, often within a few hours or less.
Do I need my tenant’s permission?
Yes — the Fair Credit Reporting Act (FCRA) requires written authorization from the applicant before any credit or consumer report can be pulled for tenant screening. How that authorization is collected depends on who starts the order:
When the applicant orders their own report: they provide signed authorization directly inside our order form — no separate paperwork needed on your end.
When the landlord orders the report: you’ll need to have the applicant sign an authorization form first, then upload that signed authorization as part of your order. We accept standard rental-application signatures, our free e-sign rental application, or any lease-application form that includes an FCRA-compliant consent clause.

Are there monthly fees, contracts, or minimums?

How is this different from free online background searches?
Free online searches and many other inferior tenant screening/background check sites typically pull from aggregated, often-outdated, stale data scraped from public websites. Our comprehensive reports pull directly from current nationwide court records, verified credit bureau data, and direct source and current databases — the same information the most competent professional investigators use. Results are FCRA-compliant, meaning you can legally use them for tenant screening decisions.
Can I run a report without the applicant’s Social Security Number?
You can run a Background Check with just name and current/past address, though using a SSN and/or DOB are the most reliable identifiers. Tenant Screening with credit requires the SSN (or ITIN) to pull credit data — this is a built-in credit bureau requirement, not ours. Our e-signature workflow collects this from the applicant directly so you don’t handle sensitive data yourself, if you applicant is placing the order.
